Portfolio Manager – German Real Estate
Our client is a Global Leading US Real Estate Investment Management firm. Their Luxembourg office is one of their main hubs for European Investment Management, the office covers not only back office, but middle office & front office including all areas of Investment & Fund Management
This is a fantastic opportunity to join a dynamic team of Portfolio Analysts and Fund Managers working on some of Europe’s largest Investment Funds!
Main responsibilities
Asset Management
- Implement Asset Management strategy on German related assets
- Supervise and work closely with third parties (asset managers, property managers, brokers, architects, etc…)
- Work closely and communicate with deal teams
- Work to extend/renew agreements with existing tenants
- Monitor marketing activity for vacant spaces and negotiate leases
- Supervise the legal activity related to the lease agreements or any issue related to the building itself
- Ensure that appropriate insurance is in force
- Monitor the state of repair and condition for each property
- Monitor quarterly/annual valuation of the properties and portfolio
- Conduct quarterly financial performance analysis of properties
- Present information as and when required
Collect and manage the financial data of local third party property managers and leasing agents on a monthly basis report:
- Check monthly reporting of the portfolio
- Operating statements compared to the budget and forecast
- Security Deposit Report
- Maintaining the occupancy summary and the rent-roll
- Current and Upcoming Property Activity
Ensure the portfolio reporting for internal requirements and towards third parties:
- Prepare a quarterly and annual reporting of the portfolio
- Prepare an approval with Partners of property operating budgets
- Work on financial analysis, market studies and industry standard reporting (i.e. variance reporting, discounted cash flows, IRR’s, etc.)
- Review of property capex and other modifications
Disposal proceeds
- Advice relating to the market position of the properties
- Oversee the preparation and coordination of data room
- Implement the exit strategy
- Oversee the asset disposition process
- Participate in meetings with consultancies (solicitor, lawyer, brokers)
Office administration
- Oversee office administration
- Lead local team
Acquisition
- Participate in the Due Diligence process and analyse the data-room
- Participate in the definition of the Asset Management strategy asset by asset and in modelling assumptions
Requirements:
- 7+ years within Asset Management
- Fluent English with an advanced level of German
- Willing to work in Luxembourg or Germany
